Where to buy a house in Jacksonville, FL? What is our "Sweet Spot"?
The question of the day is where in Jacksonville we buy our houses?
In which areas of the city and what kind of houses we buy?
What is the reasons behind our decisions to buy houses in this areas ?
 
First of all, let me start with a statement: "There is no such a thing as a "bad area to buy ". There are only two categories that we look at:
Category 1 : Price
Category 2 : Terms


Category 3 : Area - is important but Price and Terms is the key to the success.
 
You can find a "sweet deal" house if the price or terms right in any area of the city.

We prefer to buy houses in those parts of the town that have the most sales. Although these areas ("Sweet Spots") change from time to time depending on market. 
 
So to answer your question: "Where we buy the most of the houses", you need to answer the question: "Where are most of the sales happening right now"?
As of December 2009, the most of the sales to First Time Home Buyers occur in Arlington/University Blvd area and Cedar Hills, Avandale and surrounding area. Therefore this is one of the parts for the city where we prefer to buy.

Our price range based on the market value of homes in this areas. Right now it's $110K - $130K for the First time home buyers. That mean that we as investors buy in this areas distressed properties (Short Sales, Foreclosures/ REO's, Auction sales, Subject to or Lease option)renovating them if necessary and then sell it to First Time Home Buyer for profit.
We buy houses with minimum 3 bedroom and 2 bath. Exception for the houses with one bathroom only if we can add another bathroom to the house.


Here is our "magic" formula we use to determine price to pay for the property.

(AS IS value of the house) - (Cost of Repairs) X 0.65 = Our offer

Paxon area 32208, some parts of downtown 32206 are just some other examples of the areas with many sales.Most of this sales distressed properties. In most of the cases we will not buy houses in this areas ourselves because there not many home sales to the First time home buyers. We will put such property under the contract and "Flip them" to some other investors who are focused on those areas.

Summary:

We buy houses cash. We buy houses in any condition in any area of the Jacksonville and we can close in 7 days or less. It will depend on the Price of the house or on the Terms
