We will teach you how to evaluate which listings is “HOT” so listing agents and sellers most likely will work with us. Keep in mind more frustration listing agent and his client have more likely they will work with us.
We will teach you how to do marketing not only on MLS but how to market to the sellers in foreclosure ,we will provide you the notice of default list ,we will show you how to do skip tracing, how to send direct male, post cards, yellow latter. We have all this different marketing ready for you. We will provide it for you and teach you how to use it.

Now lets talk about our strategy of communicating with listing agents and benefits we can bring to the table.

We can try to buy property and if it's not going to work out for us we can still make A to C transaction where Realtor going to get his commission and we are not going to make any money on this deal but we will still stay in the deal.

So we have plan A, Plan B, and Plan C available at any given time
Show them Benefit: We will never live the transaction no meter how long this transaction will take and one of the plans will work and agent will get paid no mate what plan we will use.

Summary:
We will make offer on any Short Sale Realtor can bring
We will stay on the deal for as long as needed
We will do all negotiation and keep Realtor up to date. Realtor will have access to our online database 24/7 to see updates

So there is so many things we do can be beneficial to the listing agent.

Now lets talk about contracts. Agents love to use their own Purchase and Sales agreements, it's absolutely fine with us. We have created Addendum to the Realtors contract. We will attach this addendum to the Realtors contract. The reason why we are using this addendum because in the standard P&S Agreement we don't have protection for Seller, agent or buyer. This standard P&S Agreement not designed for the short sale.
